Questions I Get About Colorado Springs Neighborhoods

A mix. Broadmoor, Old Colorado City, and Old North End are genuinely established neighborhoods with real history behind the names. Stetson Hills, Powers Corridor, and Northgate are more locally understood than officially drawn on a city map, they describe how people who actually live here talk about that part of town. Either way, these are the names buyers search for and the names I use when I am walking someone through the city, so that is what you will see here.

Because Colorado Springs runs six different school districts inside one set of city limits, and a few of these sub-areas straddle a district line. Two houses ten minutes apart can zone into completely different schools, and HOA rules can change block by block too. Always verify the exact assigned school and HOA for the specific address, not just the sub-area it sits in..

Academy District 20, which covers Rockrimmon, Briargate, and Northgate, and Cheyenne Mountain District 12, which covers Broadmoor, both consistently show up near the top of Colorado Springs school ratings. That said, a strong district is not the same as a strong assigned school. Look up the actual school tied to the address before you decide based on a district's reputation alone.
