Southeast Colorado Springs / Village Seven

Southeast Colorado Springs and the Village Seven area do not get the postcard treatment the way Broadmoor or Old Colorado City do, and honestly, that is kind of the point. This is one of the older, more established sides of the city: ranch homes from the 1970s and 80s, mature trees, and some of the most genuinely affordable housing left inside city limits.

What I like about this part of town is that it is lived in. Palmer Park sits right in the middle of it, Academy Boulevard gives you easy access to just about anywhere else in the city, and you are not paying a premium for a name on a sign. It is not flashy, and it does not try to be.

Southeast Colorado Springs / Village Seven At A Glance

• Where it is: East central Colorado Springs, roughly bounded by Academy Boulevard, Airport Road, and Union Boulevard, anchored by the Village Seven neighborhood and Palmer Park.
• The vibe: Established and practical, older ranch and mid century construction, not a lot of new builds.
• Housing: Some of the most affordable single family homes inside Colorado Springs city limits, with steady demand from buyers who want space without stretching the budget.

Life Outside the House

• Parks and rec: Palmer Park is the anchor, hundreds of acres of trails, mesas, and red rock right in the middle of a residential area.
• Shopping and dining: Academy Boulevard carries most of the everyday retail and restaurants for this part of the city.
• Location: Central enough that most of the city is a short drive, without paying the price of downtown or the west side.

Getting Around

Downtown Colorado Springs is about 15 minutes away depending on traffic along Academy or Platte. Interstate 25 access means a bit of a drive west, but Academy Boulevard and Circle Drive cover most day to day trips without needing the highway at all.

SCHOOLS (BIG IMPACT ON YOUR PROPERTY VALUES)

This area is genuinely split between districts depending on the exact address. Much of it falls under Colorado Springs School District 11, with pockets running into Harrison School District 2 further south and east. Always verify the exact address and boundary before assuming a school assignment, since this is one area where it can change block to block.
