East Colorado Springs

East Colorado Springs is the part of town I tell people about when they want to be close to everything without paying downtown prices. This is the older, established core of the east side, think Knob Hill and the streets around Palmer Park, not the newer development further out toward Powers Boulevard. Homes here were mostly built decades ago, ranch style and mid century, and the character shifts block by block, so this is a neighborhood where you actually want to drive the specific street before you fall in love with a listing photo.

This is not the same area as Southeast Colorado Springs and Village Seven, or Stetson Hills and Powers Corridor, which cover the newer growth further east and northeast. East Colorado Springs is the closer in, more affordable core, sitting right around Palmer Park's 730 acres of trails, Memorial Park, Prospect Lake, and the Citadel shopping area. If your budget is tight and you still want quick access to downtown, this is where I would start looking.

Getting Around

East Colorado Springs sits close to downtown, generally a ten to fifteen minute drive, with Academy Boulevard and Platte Avenue as the main routes through the area.
