Old North End / Downtown

Old North End and Downtown are really two flavors of the same idea: living close enough to walk to dinner, a concert, or a coffee shop instead of driving everywhere. This is the oldest, most established part of Colorado Springs, and it looks the part. Nevada Avenue and Cascade Avenue are lined with turn of the century Victorian and Craftsman mansions, tall trees, and sidewalks that actually get used.

What I like about this area is that it does not ask you to choose between character and convenience. You get genuine architecture and history in the Old North End, and a real downtown scene just a few blocks south, restaurants, breweries, Acacia Park, and Colorado College right in the middle of it. It is the closest thing Colorado Springs has to a true walkable urban neighborhood.

You are already downtown, or close to it, so most errands are a five to ten minute drive or a walk. The nearest I-25 access is at Bijou Street or Uintah Street, both within a couple minutes of most addresses in this area.

This area falls under Colorado Springs School District 11, one of the oldest and most established districts in the city. D11 covers a lot of ground and includes some very different school communities within a short distance of each other, so always verify the exact assigned school for a specific address rather than assuming based on the neighborhood name.
