Wellington

Wellington is the town where you can still see an actual grain elevator on the skyline, grab a coffee at Owl Canyon, and end up waving at three different neighbors before you make it back to your car. It's the small-town Colorado default setting, except this one happens to be growing like crazy right now. Cleveland Avenue is still the heart of it: brick storefronts, Library Park, craft beer at Old Colorado Brewing or Soul Squared, dinner at the Wellington Grill.

Head just outside downtown and you'll find newer neighborhoods like Harvest Village and Sage Meadows doing the family friendly pool and playground thing, or you can go further out toward Waverly and get actual acreage: horses, workshops, big skies, and room to breathe. Wellington sits right on I-25 about 15 minutes north of Fort Collins (and about 30 minutes from the Wyoming state line, if that tells you anything), and it's one of the more affordable options I show clients who still want good Poudre schools and a real sense of community.
