Timnath used to be a grain silo and a gas station where you'd blink and miss it on the way to somewhere else. Now it's one of the fastest growing spots in Northern Colorado, and somehow it still feels like a small town. Old Town Timnath still has the historic bones: Timnath Beerwerks, the Colorado Feed and Grain public market, brick buildings from a hundred years ago. Then you head a few minutes east and suddenly you're paddleboarding on Timnath Reservoir watching the sun drop behind Longs Peak. Same town. Wildly different vibe.

What's pulling people to Timnath right now is mostly new construction, and lots of it, plus an actual golf and country club option if that's your thing (Harmony Club). You're still zoned into Poudre School District, still five minutes from Costco and Target on Harmony Road, still one quick hop onto I-25. It's suburban living without feeling like everyone else's suburbia, and my clients relocating here tend to be families who want new construction and good schools without giving up easy access to Fort Collins.
