Peyton

Wide open land, big skies, and some of the most affordable acreage in El Paso County. Peyton is where you go when you want space and a genuine small town feel, not a subdivision.

Peyton is about as far from a subdivision as you can get while still being part of the Colorado Springs area. It's a small, historic ranching community out on the eastern plains of El Paso County, built around wide open prairie instead of pine forest, and it's stayed genuinely rural even as the growth around Falcon and Black Forest has crept closer.

If Black Forest is acreage living with mature pine trees, Peyton is acreage living with open sky and grassland, and it's noticeably further out. This is the pick for buyers who want real distance from neighbors, room for horses or livestock, and a slower pace, and who don't mind a longer drive for groceries.

Peyton At A Glance

  • Where it is: Far eastern El Paso County, east of Falcon and Black Forest, along Highway 24 toward Calhan.
  • Commute cheat sheet: Falcon shopping corridor (15 to 20 min), Colorado Springs Airport (25 to 30 min), Downtown Colorado Springs (35 to 40 min).
  • Getting around: No public transit out here. This is a drive everywhere kind of place, and a truck is genuinely useful.
  • The vibe: Rural, ranch and acreage focused, with big skies and a real small town center.

Which Part of Peyton Fits You

Peyton isn't a town with neighborhoods so much as a small core surrounded by a lot of open land. Here's the honest breakdown:

Area

Vibe

Typical Lot Sizes

Best For

Downtown Peyton

The small historic core, near the school and post office

Smaller in town lots, still spacious by most standards

You want a little more community feel without giving up space

Peyton Highway corridor

Acreage properties along the main road into Falcon

Typically 2 to 10 acres

You want horse property with a quicker path back toward Falcon

Eastern Peyton

True rural fringe, toward Calhan and the open plains

Often 10 to 35+ acres

You want maximum land and don't mind the longer drive

Western Peyton, toward Falcon

Closer to Falcon's shops and schools

Slightly smaller acreage on average

You want a rural feel with an easier commute

Life Outside the House

  • Trails and parks: Most recreation here happens on your own land or nearby ranches. Ramah State Wildlife Area and the wide open plains are the draw, not developed trail systems.
  • Rec and family: Peyton has its own small school community events, but families typically drive into Falcon or Colorado Springs for organized sports, gyms, and entertainment.
  • Food and drink: Peyton is not a dining destination, and I'm not going to pretend otherwise. Most people drive into Falcon or Colorado Springs for that.

SCHOOLS (BIG IMPACT ON YOUR PROPERTY VALUES)

Peyton has its own small school district, Peyton School District 23 JT, headquartered right in town and covering Peyton Elementary and Peyton Junior/Senior High. It's a genuine small town district, not a satellite of a bigger one. Some western edges of the broader Peyton area can fall into neighboring Falcon School District 49 instead, so it's worth double checking the exact address before you assume a district.

Charter and private options are limited locally:

  • Everything else: Families wanting charter or private school options typically drive into Falcon or Colorado Springs.

Wide open, unpretentious, and about as rural as El Paso County still gets. If you want the honest read on whether Peyton's acreage lifestyle actually fits you, that's a phone call, not a paragraph.
