Black Forest is the closest thing the Colorado Springs area has to true acreage living without leaving El Paso County. It's a vast, unincorporated stretch of ponderosa pine forest northeast of the city, and it's always been horse property territory: big lots, long driveways, and enough space between neighbors that you actually need binoculars to see them.
There's no real downtown here, and that's sort of the point. What Black Forest has instead is space, privacy, and a strong sense of community that came through even harder after the 2013 wildfire that hit the area. If you're looking for a subdivision with a clubhouse, this isn't it. If you're looking for a few acres and a lot of pine trees, keep reading.
Black Forest isn't a town with neighborhoods so much as a large rural community with different pockets. Here's the honest breakdown:
Area | Vibe | Housing | Why People Pick It |
Central Black Forest | The heart of the community, closest to the fire station and local hub | Classic ponderosa acreage, typically 2 to 10 acre lots | You want to be central to the community without being on the far edges |
West Black Forest | Closer to Academy Boulevard, a somewhat easier commute into north Colorado Springs | A range of acreage sizes, some newer custom builds | You want easier access to the city while still getting real acreage |
East Black Forest | More remote, toward Highway 83 and Peyton, larger average lot sizes | Larger acreage, more custom and higher end builds | You want maximum space and don't mind being further from the city |
One thing I'll always bring up directly: part of Black Forest was affected by the 2013 wildfire, and rebuilt homes now sit alongside untouched mature forest throughout the community. It's not a reason to avoid Black Forest. Plenty of people live here happily. But it is worth asking specific questions about defensible space and fire mitigation on any property you're serious about.
Destination | Drive Time | Good to Know |
Downtown Colorado Springs | 25 to 35 minutes | Depends heavily on which side of Black Forest you're on |
Air Force Academy | 20 to 30 minutes | One of the more direct commutes from this area |
Monument | 20 to 25 minutes | Closer than downtown Colorado Springs for a lot of Black Forest addresses |
Colorado Springs Airport (COS) | 30 to 40 minutes | Build in extra time, especially from the east side |
Denver | 75 to 85 minutes | Doable, but plan around it rather than winging it |
Black Forest is genuinely split down the middle between two school districts, and which one you land in depends entirely on which side of the community your address falls on. The western half generally feeds into Academy District 20, one of the highest rated districts in the region. The eastern half generally feeds into Falcon School District 49, the fastest growing district in the area. I say this on every one of these guides, but it matters here more than almost anywhere else: pull the actual address before you assume a district.
District | Known For | Where They Serve |
Academy District 20 | Consistently the highest rated district in the region | Western Black Forest |
Falcon School District 49 | The fastest growing district in the region, serving new construction | Eastern Black Forest |
Charter and homeschool options fill in a lot of the gaps out here:
Real acreage, real pine trees, and two very different school districts depending on your address. If you want the honest read on which side of Black Forest actually fits your family, that's a phone call, not a paragraph.
There's plenty to do around Black Forest, including shopping, dining, nightlife, parks, and more. Data provided by Walk Score and Yelp.
