Black Forest is the closest thing the Colorado Springs area has to true acreage living without leaving El Paso County. It's a vast, unincorporated stretch of ponderosa pine forest northeast of the city, and it's always been horse property territory: big lots, long driveways, and enough space between neighbors that you actually need binoculars to see them.

There's no real downtown here, and that's sort of the point. What Black Forest has instead is space, privacy, and a strong sense of community that came through even harder after the 2013 wildfire that hit the area. If you're looking for a subdivision with a clubhouse, this isn't it. If you're looking for a few acres and a lot of pine trees, keep reading.

One thing I'll always bring up directly: part of Black Forest was affected by the 2013 wildfire, and rebuilt homes now sit alongside untouched mature forest throughout the community. It's not a reason to avoid Black Forest. Plenty of people live here happily. But it is worth asking specific questions about defensible space and fire mitigation on any property you're serious about.

Life Outside the House

  • Trails and parks: Black Forest Regional Park, nearby Fox Run Regional Park, and miles of informal horse and hiking trails throughout the community.
  • Rec and family: The Black Forest Community Club, the annual Black Forest Festival, and an active 4-H and horse community.
  • Food and drink: Very limited right in Black Forest. Most people drive into Colorado Springs or Falcon for that, and I'm not going to pretend otherwise.
